    Property Rules

    No more than four (4) overnight guests, and two additional daytime guests, for a total of six (6) guests at any moment

    • the septic and hot water cannot support the laundry and showering of more then four people

    No hosting of parties or events

    No more than three vehicles

    Do not park on the grass; park only on the driveway pavement.

    Do not park on the street or leave your vehicle partially parked into the street

    No smoking

    Vaping is tolerated, as long as it does not leave a lingering smell

    No weapons

    No firearms

    No illicit drugs

    Alcohol is tolerated, as long as guests do not overserve

    Exceptions:

    Weapons exceptions can be arranged for guests when the:

    1. intended use is for legal hunting;
    2. and the weapon remains secured and unloaded while within the association and property boundaries;
    3. and when the booked stay falls within the respectively licensed hunting season;
    4. and when all guests are duly licensed hunters.

    Proof must be documented before the stay.

    2. Merge onto US-4 E toward Rutland, VT.
    3. Take VT-22A N
    4. Merge onto I-89 N and take Exit 17 for US-2/Colchester.

    From Portland, ME (3.5 hours with stops)

    1. Take I-95 S, then merge onto US-302 W toward Montpelier, VT.
    2. Merge onto I-89 N and take Exit 17 for US-2/Colchester.

    From Buffalo, NY (7.5 hours with stops)

    1. Take I-90 E (New York State Thruway) toward Albany.
    2. Merge onto I-87 N, then take US-4 E toward Vermont.
    3. Continue onto VT-22A N
    4. Merge onto I-89 N and take Exit 17 for US-2/Colchester.

    From Montreal, Canada (2.5 hours with stops)

    1. Take Autoroute 10 E and merge onto Autoroute 35 S toward the U.S. border.
    2. Continue onto VT-133 S
    3. Merge onto I-89 N and take Exit 17 for US-2/Colchester.

  • Beach Access

    Beach Access

    There are two main wide sloped entrances to the beach. Please follow the green lines on the map.

    Enter where the signs indicate a right of way passage, like this

    Do not use row boats, personal water craft, and other private property on the beach

    Use only property designated as owned by the rental property. It will be clearly marked. If it is not clearly marked do not use it.

    Please stay within the front area (width) of the right-of-way for sunbathing, playing, swimming, and boating.

    It is okay to stroll up and down the beach and road, and to swim and use personal water craft along the shoreline.

    Do not peer into or point at other homes.

    Talk softly, especially when your in the lake/water.

    Voices echo on the water, and when it’s quiet in the neighborhood at night.
